What is a full BIM model?
A full BIM model brings every discipline of a project —architecture, structure and building services— together into a single, coordinated federated model. Instead of disconnected 2D drawings, you get a three-dimensional single source of truth from which to extract consistent quantities, drawings and documentation.
Which disciplines we model
- Architecture — envelopes, partitions, finishes and joinery.
- Structure — foundations, slabs, columns and retaining elements.
- MEP services — HVAC, plumbing, drainage, electrical and fire protection.
Every discipline is modelled in coordination with the others and reviewed with clash detection to deliver a model free of conflicts before it reaches site.
Levels of development (LOD)
We agree the required LOD for each phase: from a conceptual LOD 100 for early studies, through LOD 300 for design, to LOD 400 for fabrication and assembly. We model to the detail the project needs, with no overspend on unnecessary depth.
Tools and delivery
We work with Revit, Navisworks, AutoCAD, Civil 3D and Dynamo, and deliver in native Revit (.rvt) and IFC to guarantee interoperability with the rest of the project team. If you already have a model under way, we take it over without losing continuity.
